There should be one window in this bedroom. As far as windows are concerned, please send us the price difference with one example being double panes windows matching windows upstairs with black rod iron for security and one being stronger windows that does not need protection.

There should be a bathroom in the middle (the left wall of the bathroom should be the wall that is currently to the right when you enter the basement and there is already a door leading in to the future bathroom from the small bedroom to the left.
The larger bedroom should be to the right of the bathroom. The entrance to the large bedroom will be a large sliding door or french door with windows on each side the height of the door - with extra windows on top, see drawing below. Would it be possible to get strong glass so you don't need the iron security in front?

We would like insulation on the front wall. We are thinking the best solution would be Styrofoam Perimate added to the outside of the wall (all the way up to the roof). Please see links to youtube videos showing what kind I have in mind.

In the bathroom, we would like water pipes underneith the floor (tiles) for heating, alternatively regular electric heating cables (whichever is more economical).

There should be a steep stair case up to the loft bed. The stair case and the loft bed/or mezzanine would have railings. There will be closets under the entire stair case
